Your chimney protects your home from fire. We protect your chimney.
PrimeGuard Chimney Service is Orlando's around-the-clock chimney sweep, inspection, and repair team. Certified technicians, honest assessments, and a truck on the road any hour of the day or night.
A neglected chimney is one of the most common causes of house fires in the U.S.
Creosote buildup, cracked flue liners, and blocked flues are largely invisible from the ground — and largely preventable with routine service. Here's what homeowners in Central Florida should know.
- 01Creosote is combustible. Every fire in a wood-burning fireplace deposits creosote inside the flue. Once it builds past a thin, flaky layer, it becomes a fuel source for a chimney fire.
- 02Florida humidity accelerates damage. Moisture intrusion through a damaged crown or missing cap softens mortar joints and corrodes metal components faster here than in drier climates.
- 03Gas fireplaces need sweeps too. Gas appliances don't produce creosote, but the venting system still collects debris, and pilot and igniter components need annual attention.
- 04Most insurers ask for proof. A dated inspection report from a professional service is frequently required for homeowner's insurance claims involving fire, smoke, or water damage tied to a chimney.
What routine maintenance actually prevents
An annual sweep and inspection is the single most effective way to catch the early signs of trouble: a hairline crack in the crown, a warped damper, a liner joint pulling apart, or a nest built by wildlife during the spring. Caught early, each of these is a modest repair. Left alone through a few more burn seasons, any one of them can become a chimney fire, a structural repair, or a carbon monoxide hazard inside the living space.
PrimeGuard technicians document every visit with photos and a written report, so you always know exactly what condition your chimney and venting system are in — not just whether it "looks fine" from the street.

Serving Orlando and the surrounding Central Florida communities
Based at 400 S Orange Ave in downtown Orlando, our trucks reach most of the metro area within the hour.
Built by chimney technicians who got tired of rushed, five-minute "sweeps."
PrimeGuard Chimney Service was founded in Orlando to do the job the way it's supposed to be done: a full sweep, a real inspection, a plain-language report, and technicians who pick up the phone at 2am.
Our story
PrimeGuard started with a simple frustration: too many Central Florida homeowners were getting a quick brush-through and a verbal "you're all set," with no explanation of what was actually checked. After years working in the chimney and hearth trade across the Southeast, our founders set out to build a company that treats every appointment like a home inspection — thorough, documented, and explained in terms a homeowner can actually use.
Today, PrimeGuard operates around the clock out of downtown Orlando, serving families, landlords, real estate agents preparing homes for sale, and property managers who need dependable, licensed chimney service without the guesswork.
Our approach
Every technician follows the same checklist on every visit, regardless of whether the job is a $150 sweep or a $6,000 rebuild. We photograph what we find, explain what it means for your home, and separate what needs attention now from what can wait until next season — in writing, before any repair work begins.
A regional trade, a local team
Every PrimeGuard technician lives in Central Florida and trains specifically on the masonry, humidity, and storm conditions our chimneys face here — not a national script written for colder climates.
The standards we hold ourselves to
Honest scoping
We recommend the repair the chimney needs, not the largest invoice we could write. If a part of the system can safely wait a season, we'll tell you so.
Real availability
24/7 means a technician answers the phone at 3am, not a call center. Emergency dispatch is a standing part of our schedule, not an afterthought.
Documented work
Photos before and after, a written inspection report, and clear notes on any part replaced — useful for your records, your insurer, or a future buyer.
Right-sized crews
Straightforward sweeps run with a two-person crew for efficiency; structural rebuilds bring in a dedicated masonry team so the work isn't rushed.
Local accountability
We're based at 400 S Orange Ave in Orlando, not a national franchise routing calls out of state. If something isn't right, you can reach the same office that did the work.
Insured, every visit
Every technician on every job is covered under our liability and workers' compensation policies — protection for your home and for the crew doing the work.

Everything your chimney and venting system needs, under one roof.
Every service below is available 24/7 for emergencies and by appointment for routine care, performed by licensed, insured PrimeGuard technicians across the Orlando metro area.
Chimney sweeping & cleaning
Creosote and soot accumulate inside a flue every time a fire is burned. Left unchecked, that buildup is the single biggest contributor to chimney fires. A PrimeGuard sweep clears the firebox, smoke chamber, damper, and full length of the flue using rotary brushes sized precisely to your liner, paired with a HEPA-filtered vacuum that keeps ash and dust contained to the work area rather than settling across your living room.
We recommend an annual sweep for any fireplace or wood stove used regularly through the burn season, and inspection-only visits for fireplaces used only occasionally. Gas fireplaces and inserts are cleaned on a similar schedule to clear spider webs, debris, and mineral deposits from the venting system, even though they don't produce creosote.
What's included
- Full brush cleaning of the flue, smoke chamber, and firebox
- HEPA-filtered vacuum containment during the sweep
- Damper cleaning and operation check
- Removal of debris, nests, or blockages found during cleaning
- Photo documentation of creosote glaze level (Stage 1, 2, or 3)
- Written summary and recommendation on sweep frequency
Chimney inspection
PrimeGuard follows the three-level inspection standard recognized across the chimney industry. The right level depends on your situation — from a routine annual checkup to a full evaluation after a chimney fire or before a real estate closing.
Routine annual inspection
A visual check of all readily accessible portions of the chimney, interior and exterior, confirming the system is sound and free of obstruction. Recommended annually for any chimney in regular use with no known issues.
Video-scan evaluation
Everything in Level 1, plus an internal video scan of the flue and accessible attic and crawl space areas. Required after a chimney fire, a change to the appliance, roofline, or venting system, or before buying or selling a home.
Full structural evaluation
Includes removal of select components — such as a section of wall or a portion of the crown — to examine areas not otherwise visible, used when a Level 1 or 2 inspection reveals a serious hidden hazard.
Common repairs we perform
- Tuckpointing and mortar joint repair
- Brick replacement and partial rebuilds
- Chimney crown repair and full rebuilds
- Spalling brick repair and waterproofing
- Leaning or settling chimney stabilization
- Storm and lightning damage repair
Masonry & structural repair
Central Florida's combination of heat, humidity, and heavy summer storms is hard on exterior masonry. Water intrusion through cracked mortar joints leads to spalling brick, and a compromised crown lets moisture travel straight down into the flue and firebox. Our masonry team handles everything from small tuckpointing jobs to full chimney rebuilds, matching existing brick and mortar color wherever possible so repairs blend into your home's existing exterior.
Every structural repair includes a written scope of work and photos before, during, and after — so you know exactly what was found and what was done to correct it.
Caps, crowns & dampers
The chimney cap and crown are your chimney's first line of defense against rain, wildlife, and wind-blown embers — and they're two of the most commonly damaged or missing components we find during inspections. A missing or rusted cap lets rainwater, birds, squirrels, and raccoons directly into the flue; a cracked crown lets water seep into the masonry below, freezing and thawing cycles aside, humidity and heat cycles in Florida cause the same expansion damage over time.
We fabricate and install custom-fitted caps sized to your specific flue, apply waterproof crown coatings or full crown rebuilds where needed, and service or replace top-sealing and throat dampers so your fireplace holds a tight seal when it isn't in use — keeping conditioned air inside and pests outside.
Signs you may need this service
- Visible rust, dents, or a missing cap on the flue
- Water stains on the ceiling or wall near the chimney
- Cracks visible across the top of the chimney crown
- A damper that won't close fully or seal tightly
- Evidence of animals or nesting material in the firebox
Relining options
- Stainless steel liners — rigid or flexible, sized to the appliance, for wood, gas, or oil systems
- Cast-in-place liners — a poured, insulated liner for chimneys with deteriorated or oversized flues
- Clay tile repair — sectional replacement where only part of an existing tile liner has failed
Flue relining
A flue liner does two jobs: it protects the surrounding masonry and framing from heat, and it directs smoke and gases safely out of the home. When a liner cracks, separates at the joints, or was sized incorrectly for the connected appliance, both of those jobs are compromised. This is one of the more serious findings from a Level 2 inspection, and one we walk homeowners through carefully before any work begins.
We install stainless steel liners for both wood-burning and gas appliances, and cast-in-place liners for chimneys where the existing flue is too large, misaligned, or too deteriorated for a sleeve liner to be a safe option.
Dryer vent cleaning
Clothes dryers are consistently among the leading causes of home fires nationally, and lint buildup inside the vent duct is the primary reason why. A vent that's clogged also makes your dryer work harder, run hotter, and take longer per load — costing you money well before it becomes a fire risk.
Our technicians clean the full duct run from the dryer connection to the exterior termination point, check the vent hood and flapper for proper operation, and confirm the run is free of the sags, crushed sections, or excessive length that slow airflow.
Signs your vent needs cleaning
- Clothes take more than one cycle to dry
- The dryer or laundry room feels unusually hot during a cycle
- A burning smell during operation
- Visible lint around the outside vent hood
- It's been more than a year since the last cleaning

Common questions before booking
How often should I have my chimney swept?
The general guideline is once a year for any fireplace, wood stove, or insert used regularly through the burn season, and at least once every two to three years for occasional use. Gas appliances should still be inspected annually even though they don't produce creosote.
Do you charge extra for emergency or after-hours calls?
Emergency dispatch outside standard business hours does carry a call-out fee, which is always quoted to you on the phone before a technician is sent out — there are no surprise charges added afterward.
What's the difference between a Level 1 and Level 2 inspection?
A Level 1 inspection covers all readily accessible parts of the chimney and is appropriate for a routine annual checkup with no known issues. A Level 2 inspection adds an internal video scan of the flue and is required after a chimney fire, an appliance change, or as part of a home sale.
Do you work on gas fireplaces, not just wood-burning ones?
Yes. We service gas fireplaces, inserts, and log sets, including venting system cleaning, pilot and igniter checks, and cap and termination inspection.
Can you provide a report for an insurance claim or home sale?
Yes, every inspection includes a written, photo-documented report suitable for submission to an insurer, a real estate transaction, or your own records.
Are your technicians insured?
Yes. PrimeGuard carries liability and workers' compensation coverage for every technician on every job, on every visit.
